TO BE AUCTIONED EX ARTICLE 3:268 OF THE CIVIL CODE:
a parcel of land on Sint Maarten, situated in the district of Little Bay at Welgelegen with an area of Two Thousand Eight Hundred square meters (2.800M2), described further in Certificate of Admeasurement number 196 of two thousand four (C/A LB 196/2004);
a parcel of land on Sint Maarten, situated in the district of Little Bay at Welgelegen with an area of One Thousand Three Hundred and Twenty-Six square meters (1.326M2), described further in Certificate of Admeasurement number 197 of two thousand for (C/A LB 197/2004);
a parcel of land on Sint Maarten, situated in the district of Little Bay at Welgelegen with an area of One Thousand Six Hundred and Eighty square meters (1.680M2), described further in Certificate of Admeasurement number 287 of two thousand five (C/A LB 287/2005);
a parcel of land on Sint Maarten, situated in the district of Little Bay at Welgelegen with an area of One Hundred and Forty square meters (140M2), described further in Certificate of Admeasurement number 368 of two thousand five (C/A LB 368/2005); and
a parcel of land on Sint Maarten, situated in the district of Little Bay at Welgelegen with an area of One Hundred and Forty square meters (140M2), described further in Certificate of Admeasurement number 369 of two thousand five (C/A LB 369/2005),
with the thereon standing structure and all appurtenances belonging thereto.

The deadline to submit private bids in writing regarding the above mentioned properties is October 12, 2023.
The auction shall take place by increasing bids and followed by decreasing bids. General and special auction conditions apply. The general auction conditions are available on our website. All costs for the auction will be paid by the buyer and which costs include:
Transfer Tax (4% of the purchase price), the Kadaster registration fees, the outstanding long lease rent (in Dutch: erfpachtscanon), if any, the outstanding dues to the association of apartment owners, if any, fees for execution of the necessary notarial deeds, other auction costs (rent of auction room, marshal fees, cancellation of liens and mortgages, advertisements), and the costs to have the property vacated, if necessary.
An irrevocable bank guarantee from a local bank, to the amount of the bid and the estimated expenses of the auction, will be demanded from the highest bidder(s) at the auction.
